Find the right property.
Create the right home.
LOUCA helps you find and renovate property across Kyoto, Osaka, and Nara. From property sourcing to architectural renovation, interiors, furniture, and materials, everything is considered as one connected process.
Most buyers coordinate brokers, contractors, and designers separately. We provide a single team that handles the full lifecycle of your home, from search to completion.
We design with restraint, aligning lines and holding back where needed. The result is a calm, considered interior with room for daily life.
We specify solid woods and natural materials that age gracefully, so the home becomes more settled and characterful over the years you live in it.

LOUCA is not a referral service. We hold the licenses, run the workshop, and welcome you to our showroom in Osaka. Whether you are searching for property in Kyoto, a renovation in Nara, a new home in Kobe, or land in Shiga, everything below is verifiable and in-house, so your project never leaves our control.
A brick-and-mortar space in Osaka you can visit, serving clients across Osaka, Kyoto, Nara, Kobe, and Shiga. Come and see our materials, finishes, and completed joinery in person before you commit.
Held by our principal architect and licensed directly by MLIT. The highest architectural qualification in Japan, with no restrictions on building scale, height, or structure.
The highest tier of construction license in Japan. Required for prime contracts with large subcontracting volumes, with strict financial and technical requirements.
Our own workshop and factory means cabinetry, joinery, and custom pieces are produced under our direct control, not outsourced to third-party vendors.
Licensed real estate broker, registered with MLIT. We represent buyers and sellers across Osaka, Kyoto, Nara, Kobe, and Shiga, handling all transaction paperwork in-house.
Buying a home and hiring an architect are usually two separate projects. We bring them together, so the property search and the renovation are planned as one connected piece of work.

We start by understanding how you want to live, what matters to you, and what you are looking for in Kansai. This helps us define both the property search and the direction of the future space.
We search across Kyoto, Osaka, and Nara for properties with the right location, character, and renovation potential. Our network may also give access to opportunities before they reach the wider market.

Once the right property is found, we shape the space around you. Layout, lighting, materials, storage, movement, and details are designed together to create a calm and lasting home.

Furniture and built-in elements are considered as part of the architecture, not as an afterthought. When the space is ready, we see it not as the end of the project, but the beginning of life in the home.
