The Riverside Atelier

Situated on the Dojima River in Kitahama, this 1970s commercial floor had sat vacant for years. LOUCA identified its rare double-height ceiling and river-facing windows as the foundation for an exceptional residential conversion.

The design preserves and celebrates the exposed timber beam structure, pairing it with seamless microcement floors that run from entrance to riverfront glazing. A custom steel-and-oak staircase, designed and fabricated in-house, anchors the double-height volume.

Every fixture, from the kitchen island to the bathroom vanities, was specified and built by LOUCA's workshop. The result is a cohesive architectural statement — completed, sold, and handed over in 2025.
